Effective September 2026. RentalROICalculator is a free tool. This policy explains exactly what does and doesn't happen with your data — including the purchase price, rent, and expense figures you enter, which describe a specific real property and may be sensitive.
The purchase price, financing terms, rent, and expense figures you enter are processed entirely in your browser using plain JavaScript. There is no server-side processing of this data — this site has no database and no backend that receives, logs, or stores any figure you enter. Closing or refreshing the page clears the calculator's current inputs.
If you click "Save this scenario," the property's inputs and results are written to your browser's own localStorage — a storage mechanism built into your browser, not a server. That data is never transmitted anywhere, never synced across devices or browsers, and never seen by us. It stays on your device until you delete it (via the "Delete" button in the saved-scenarios list) or clear your browser's site data. A different browser, device, or private/incognito window will not show your saved scenarios.
Loading this page causes your browser to request the HTML, CSS, and JavaScript files that make up the site — an ordinary part of how any website loads. No price, rent, or expense figure you enter is included in those requests.
This site uses standard, anonymous Google Analytics (page views, referrer, country, browser type) and Microsoft Clarity (anonymized heatmaps and session recordings of on-page interactions, used to spot broken UI, not to identify you) to understand overall usage. No ad pixels or cross-site tracking are used.
There are no accounts or sign-up to use the free calculator. If you buy the optional Pro upgrade, Stripe (our payment processor) collects your email and payment details to process the purchase — we never see or store your card number. We store your email and purchase record so you can restore Pro on another device later (via a 6-digit code sent to that email, no password). That's the only personal data this site ever holds, and it's never sold or shared beyond what's needed to process your purchase.
